Top 5 Property Management Companies in Las Vegas (2026)

blog-feaured

Updated September 28, 2026. Company details were checked on each company’s own website on that date.

Five established property management companies for single-family rentals in Las Vegas in 2026 are Home365, RENOSY by Renters Warehouse, Avalon Realty & Oaktree Management, PURE HomeRiver Property Management of Nevada, and Evernest. All five manage homes across the Las Vegas Valley, including Henderson and North Las Vegas. They differ most on how fees are structured, whether a rent guarantee is offered, and what each company guarantees in writing.

Las Vegas rental market at a glance (September 2026)

The median price of an existing single-family home in Southern Nevada was $475,000 in August 2026, according to Las Vegas REALTORS. That is about 1% lower than a year earlier and below the $490,000 record set in May and June 2026.

The median rent for a three-bedroom home in Las Vegas was $2,005 a month in September 2026, according to Zumper. Zumper reports that Las Vegas rents overall are about 5% higher than a year ago.

43.4% of occupied homes in the city of Las Vegas are rented, according to the U.S. Census Bureau’s American Community Survey (2020 to 2024 five-year estimates). With that many renter households, a single-family rental in Las Vegas competes on price, condition, and speed to lease.

For a Las Vegas single-family owner, vacancy is usually the most expensive line item. One empty month on a home renting at the $2,005 median is $2,005 of lost rent, before any turnover repairs.

How we chose these companies

Each company on this list (1) operates in the Las Vegas Valley as of September 2026, (2) manages single-family homes, and (3) describes its services and guarantees on its own website. Home365 publishes this article and lists itself first. The other four are not ranked against each other. Before hiring any manager in Nevada, confirm the company’s real estate license and property management permit with the Nevada Real Estate Division.

Home365 owners see rent, repairs and monthly statements in real time in the Home365 owner app, and maintenance issues are reported with video. Every applicant is screened to the same written criteria, including a 650+ credit score. The full fee schedule is disclosed in writing before signing.

How to choose a Las Vegas property manager

Ask every Las Vegas property manager the same four questions in writing: what the monthly fee is and what it includes, what the leasing and renewal fees are, how repairs are billed, and what happens to your rent if a tenant stops paying. Compare the total yearly cost, not only the monthly percentage. Home365’s 2026 guide to property management fees and its Las Vegas cost breakdown walk through each fee.

Las Vegas property management FAQs

What are typical property management fees in Las Vegas?

Most Las Vegas property managers charge a monthly management fee set as a percentage of collected rent, plus a one-time leasing fee when they place a tenant. Nevada managers averaged 8.57% of collected rent in iPropertyManagement’s fee survey (2022 data). A few Las Vegas companies publish a fixed monthly price per property instead of a percentage. Home365 prices its plans as a percentage of rent and discloses the full fee schedule in writing before signing.

The median price of an existing single-family home in Southern Nevada was $475,000 in August 2026, according to Las Vegas REALTORS. The median rent for a three-bedroom home in Las Vegas was $2,005 a month in September 2026, according to Zumper.

43.4% of occupied homes in the city of Las Vegas are rented and 56.6% are owner-occupied, according to the U.S. Census Bureau’s American Community Survey 2020 to 2024 five-year estimates.

A traditional Las Vegas property manager charges a percentage of rent and bills the owner separately for each repair. Home365 offers that model as its Traditional plan, and also offers Profit Protect: one all-inclusive monthly rate, priced as a percentage of rent, that includes repairs and major appliances inside the four walls, tenant-turnover repairs, and a rent guarantee. Profit Protect is subject to a waiting period, annual and per-vacancy limits, and exclusions, and exterior items such as the roof are not included.

Yes, on the Profit Protect plan. Home365’s rent guarantee pays the owner when a tenant does not pay, and during part of a vacancy, after a waiting period and within the plan’s per-vacancy and annual limits. Some situations are excluded, such as a vacancy the owner causes or a home being sold. The Traditional plan does not include a rent guarantee.

No. Home365 manages single-family rentals only in Las Vegas, Henderson, Summerlin, North Las Vegas and nearby suburbs. It does not manage apartment buildings, commercial property or short-term rentals.

In Nevada, property management is a licensed real estate activity. A property manager needs a real estate license and a property management permit from the Nevada Real Estate Division (NRS 645.6052). Look up the company and its property manager on the Nevada Real Estate Division website before signing an agreement.

A good Las Vegas property manager knows Nevada landlord-tenant law, prices rent to the local market, answers owners and tenants quickly, and fills vacancies fast, because one empty month on a median three-bedroom home costs about $2,005. Ask for a sample monthly statement, the average days to lease, how repairs are approved and billed, and the full fee schedule in writing.
