Home365 is a single-family property management company that runs the day-to-day of owning a rental: marketing the home, screening tenants, collecting rent, coordinating repairs, and handling lease renewals and turnovers. Owners track rent, expenses, and maintenance in real time through the Home365 owner app. The aim is predictable, mostly passive rental income rather than a second job.
Profit Protect is Home365’s all-inclusive monthly plan. It bundles repairs and maintenance inside the four walls of the home, major-appliance repair and replacement (such as HVAC, water heater, refrigerator, stove, washer, dryer, dishwasher, and garage door), tenant-turnover repairs, leasing, and a rent guarantee, subject to an annual coverage cap and initial waiting periods. Preventative maintenance is included.
Profit Protect covers the interior of the home, not the exterior. Excluded items include the roof, foundation, siding, gutters, landscaping, pools and spas, pest control, trash removal, cosmetic upgrades, regulatory work, damage from vandalism or forced entry, and appliances already at end of life when coverage begins. Covered repairs are also subject to an annual cap, so Profit Protect is not unlimited coverage.
Under Profit Protect, Home365 pays the owner rent on schedule even when the tenant stops paying or the unit sits vacant. The rent guarantee begins after an initial waiting period and is subject to an annual coverage cap. Exterior systems such as the roof and foundation remain the owner’s responsibility, so the guarantee is not a replacement for landlord insurance. The Traditional plan does not include a rent guarantee.
Home365 does not add the 20–25% markup on repair bills that many property managers charge. Under Profit Protect, most covered repairs are handled within the all-inclusive monthly plan with no separate invoice to the owner. Repairs above a set threshold require the owner’s approval, and owners review maintenance requests — often with photo or video documentation — in the Home365 owner app before work proceeds.
Home365 screens every applicant with consistent, objective criteria: a credit check (generally a 650+ FICO score), verified income, rental history, and a background check, applied uniformly in line with the federal Fair Housing Act. Consistent screening is designed to place qualified, reliable residents and to reduce the risk of missed rent and evictions.
Home365 collects rent from the tenant and disburses the owner’s payment on a set schedule each month, deposited directly to the owner’s account. Owners see rent, expenses, maintenance requests, inspections, and statements in real time in the Home365 owner app, so the property’s performance is visible without chasing a manager for updates.
When a tenant has to be removed, Profit Protect covers the initial eviction filing — the pleading, the notice, a Home365 agent’s court appearance, and the lockout. Attorney fees, contested hearings, and appeals are billed to the owner, as they are with most property managers. During a covered eviction, the Profit Protect rent guarantee continues to apply, subject to its limits and conditions.
Home365 offers two plans. Profit Protect is an all-inclusive monthly plan that bundles in-home repairs, major-appliance coverage, tenant-turnover repairs, leasing, and a rent guarantee under one predictable monthly price. Traditional is a standard pay-per-repair plan: Home365 still manages the property and coordinates maintenance, but the owner pays for repairs as they occur and there is no rent guarantee.
Home365 agreements are not “cancel anytime for free.” New owners get an initial cooling-off period, during which they can exit without a termination fee. After that period, ending or transferring management is subject to termination or transfer fees set out in the Fee Schedule, which Home365 discloses in writing before an owner signs.
Home365 manages single-family rentals only — no apartments, commercial, or short-term rentals. It runs local offices with local staff in Atlanta, Phoenix, and Chicago, and serves additional markets including Las Vegas, Pittsburgh, and other cities across several states. Home365 is built for owners of roughly 1 to 10 single-family homes.
