After a 60-day grace period for inspection, repair coverage begins. This protects us from pre-existing issues. We coordinate vendors and you approve and pay—unless you're on Profit Protect, where we cover routine in-wall items. Annual coverage is capped at 12x monthly rent, up to $15,000 per unit.
We pay you even if your tenant doesn’t—up to 12 months of lost rent per vacancy and 1 month during evictions, subject to eligibility rules and annual caps. Guarantee starts after placing a new tenant or after 90 days of on-time payments for occupied properties.
You pay a monthly fee, plus leasing fees, optional smart lock charges, and a $250 reserve. Costs for repairs are taken from the reserve or held sums before we send your net proceeds.
All communication runs through our platform. No direct contact with tenants is allowed under the agreement. We post all updates in your owner dashboard and use it to manage service requests.
We handle marketing, showings (including self-showings), tenant screening, lease execution, and renewals. You don’t need to be involved—we manage it all.
Your $250 reserve is kept in a trust account and used for emergencies or to pay expenses. If it runs low, we’ll ask you to top it up within 2 business days.
You must carry liability insurance ($500k per incident), maintain permits, fund the reserve, and only communicate via our platform.
The agreement runs for 1 year and renews automatically. You can cancel anytime with 30 days’ notice. If you sell the property, the termination fee is waived—**but only if you sell through Home365’s brokerage**. Otherwise, the standard termination fee applies.
